Stamp Duty Increase

Today was the first increase in Stamp Duty (SDLT) the next is in April.

Property Buyers should be aware of current and upcoming Stamp Duty Land Tax (SDLT) increases.

As mortgage advisers, we can not advise borrowers on tax matters; we have a duty of guidance and information. The Government has an SDLT Calculator and your property conveyancer can calculate the exact amounts.

April Changes

A new (or returning) SDLT tax bracket of £125k to £250k is returned for home movers and landlords. Before this it was 0% SDLT up to £250,000 but for home movers a rate of 2% will be charged and for landlords 7%.

First-time buyers had 0% SDLT up to £425,000, which has been lowered to £300,000. From April the proportion of the house price above that amount will be charged at 5%.

In addition, previously, you could not claim the FTB discount if the purchase price was over £625,000, this has been decreased to £500,000.

Todays Changes (for Landlords)

A landlord buying a property for £240,000 would have been taxed:

🏠£14,300 From April 1st.
